Apartments for sale at Residencial Al Andalus interest two kinds of people: families who spend their summers in Alcossebre and want a flat of their own near the beach, and owners in the complex who want to sell or rent theirs out. Here's what's worth knowing in both cases, with facts about the complex and no listing prices, which change every week.

What you buy at Residencial Al Andalus
An apartment at Al Andalus is a home in a complex of several white blocks around a central garden, on Avenida Blasco Ibáñez in Alcossebre. This is what the complex offers:
- Large garden with lawns, olive trees, pines and paths.
- Adult pool and children's pool, separate and seasonal.
- Cargador beach and the town centre about a 7-minute walk away.
- Supermarkets, cafés and restaurants about 5 minutes away.
- Underground parking.
- Access by stairs: the complex has no lift.
There are two types of apartment: one-bedroom (about 45 m², for 2 to 4 people) and two-bedroom (about 55 m², for 4 to 6). Some are on the ground floor with a terrace onto the garden, some are two-storey duplexes and some have air conditioning in the living room. You'll find the details, type by type, in inside the Al Andalus complex.
Who an Al Andalus apartment suits
Al Andalus suits anyone looking for a family holiday flat: the beach within walking distance, a children's pool on site and a garden where kids can play away from cars. Casa Azahar describes it as "an oasis of calm", and that's its strong point.
It's less of a fit if you want sea views or a beachfront flat: it's a few minutes from the beach, not facing it. And if someone in your family struggles with stairs, focus on ground-floor flats.

What to check before buying at Al Andalus
Each apartment in the complex has a different owner, so two flats of the same type can be very different. Before deciding, check:
- Floor and access: with no lift, the ground floor is worth more to families with a pushchair or older people.
- Cooling: some flats have air conditioning in the living room and others only fans.
- Parking: ask whether the home comes with a space in the underground car park or whether it's paid separately.
- Community fees: the garden and pools need upkeep. Ask for the fee and the recent meeting minutes.
- Orientation and views: some terraces face the garden and others the pool.
- Holiday letting: if you want to rent it out, confirm the licence and what the community's bylaws say (more on this below).
Guide price and taxes
There's no official price per complex. As a reference, RealAdvisor estimated an average of about €2,519/m² in July 2026 for postcode 12579, Alcalà de Xivert (€2,521/m² for flats), 9% more than a year earlier. It's a property portal's estimate, not a valuation: the real price of each flat depends on its floor, condition and views.
If you buy a resale home, you pay Property Transfer Tax (ITP): in the Valencian Community it's 9% since 1 June 2026. For the other costs of buying, ask your notary or adviser.
Buying at Al Andalus to rent it out
Al Andalus already works as a holiday rental complex: Casa Azahar manages apartments here and rents them to families, mainly in summer. You can see how they're presented on the complex's page at Casa Azahar.
If you're buying with renting in mind, bear in mind:
- Strong demand comes from families in summer, who look for a children's pool and a beach within walking distance.
- The pools are seasonal, which counts outside the summer.
- To rent to tourists, the home needs a tourist licence and the community has to allow it. The rules are changing: confirm this before you sign.
